Golden Valley Ranch-
Pardee Homes is planning a new 1,310-acre planned community of Golden Valley Ranch in the City of Santa Clarita, off I-14 at the Golden Valley exit. It is anticipated that eventually five neighborhoods with about 498 new homes will be developed to accommodate single-family and senior housing needs. Individual lot sizes may average from approximately 5,000 to over 9,000 square feet. Pricing is not available at this time. The first two neighborhoods are projected to February 2006. A neighborhood shopping center is also planned to open at that time. A school site and passive trail-head park are also part of current plans for the community.

Lyon Canyon Ranch- 831-unit Lyon Canyon Ranch. The developer’s plans for the 258-acre parcel of land south of Stevenson Ranch include 170 single-family homes; 129 town homes; 380 apartments; 152 senior homes; and an 8-acre active park. The site will also feature about 138 acres of open space. Three commercial lots, totaling eight acres, will also be included in the Western Pacific Housing development.

VALENCIA NEW HOMES

RiverVillage is designed with traditional small town character and Americana theming in its landscape and architecture. RiverVillage seeks to establish a village with a strong and unique sense of place and to accentuate and complement the area’s idyllic natural setting. RiverVillage encompasses approximately 700 acres of which 60% will remain as natural areas including the Santa Clara River and a spectacular 30 acre oak woodlands (similar in feel to the Summit Park oak arroyo). The village includes traditional single family and townhome residences as well as recreation centers, parks, river trails and a small neighborhood retail center. RiverVillage provides close to $25 milion in fees and right of way towards the completion of the Cross Valley Connector.
